Why condo apps stop at the lobby camera
Every Malaysian strata lobby has the same story on tape: boxes through the glass door, a WARNING sticker for 24-hour CCTV, a mat at the threshold — and still no answer to the only question that matters for collections: is this unit cleared to enter?
Cameras prove what happened. They do not revoke a sticky card, rotate a guest PIN, or tell the relay that arrears are still open. JMBpay Access closes that gap: the same ledger that issues bills and Form 11 also drives who can unlock the proximity gate.
How JMBpay Access works
- Active premise — the owner sees their tower and unit, with door status (e.g. Door Secured) for the lobby / visitor gateway.
- JMB billing status — when dues are cleared, Access shows Active. Arrears can flip the unit out of unlock eligibility (the same “to the gate” loop as DuitNow → Form 11 on JMBpay.my).
- Proximity gate release — Tap to Unlock fires the building’s Shelly Gen3 Wi‑Fi relay through the JMBpay secured cloud gateway — no shared sticky cards for every contractor.
- Guest PIN + access logs — temporary visitor codes and a history of who triggered the gate, for committee audit — not a WhatsApp screenshot chase.
Billing status is the real access control list
Malaysian JMBs already know the pain: service charge arrears climb while access cards stay live. Statements and demand notices talk about door-card revoke; Access makes that policy operational.
- All dues cleared → unlock stays available for the registered unit.
- Arrears open → committee policy can hold the gate until the ledger says otherwise.
- One product loop — bills, receipts, Form 11, and the lobby are not three different vendors.
Shelly Gen3 at the door, Tuya for unit digital access
Access targets practical Malaysian hardware: Shelly 1 Gen3 (ESP-Shelly-C38F) Wi‑Fi relays with potential-free dry contacts for lobby / visitor gate release — no hub, HTTPS/TLS, webhooks and MQTT ready — with JMBpay’s cloud gateway in front of the switch. Buildings map Door 1–4 Front and Back (eight gates) in Admin → Shelly doors; owners and tenants pick the labelled gate before Tap to Unlock. For unit-level digital door apps, management still onboards tenants on Tuya Smart (not Smart Life) from the admin Units WhatsApp flow.
That split keeps common-area proximity control with the JMB ledger, while parcel digital locks stay on the IoT app residents already install.
CCTV evidence still belongs in the bill
When the lobby camera catches a door left open, a move-in without deposit, or a by-law breach, JMBpay already attaches CCTV stills to penalty bills and share links. Access does not replace that evidence trail — it adds the forward control: who may open the gate tomorrow morning.
Who this is for
- JMB / MC committees that want collections to mean something at the gate
- Managing agents tired of re-issuing sticky cards after every tenant change
- Owners who paid on time and want a clean Tap to Unlock experience
- Security teams that need guest PIN + logs instead of “open for the Grab”
FAQ
Is JMBpay Access a separate app from owner billing?
Access is the strata security portal under the JMBpay brand — same residence context, same dues status, focused on lobby / gateway release.
Does Access replace CCTV?
No. CCTV records the lobby; Access decides unlock eligibility and logs gate triggers. Use both.
What hardware do we need?
Lobby proximity release is designed around Shelly 1 Gen3 dry-contact Wi‑Fi relays (no hub) via JMBpay’s secured cloud gateway, LAN RPC, or HTTPS webhook — one relay per Front or Back gate. Unit digital access continues with Tuya Smart where the building already uses it.
